Collaborative and dynamic work environment **Location:** Jardines del Pedregal, Álvaro Obregón, CDMX **Schedule:** Monday to Friday, 9:00–18:00 hrs Job Summary Responsible for shopping center operations, ensuring service continuity, contract compliance, tenant and visitor satisfaction, and budgetary control. Coordinates vendors, supervises maintenance and cleaning, tracks incidents, and reports operational and service KPIs. Main Responsibilities Property Operations Supervise preventive and corrective maintenance (electrical, plumbing, HVAC, elevators, common areas). Ensure cleaning, security, and presentation standards for the shopping center. Monitor incidents, risks, and protocol compliance (security, civil protection). Tenant Services Serve as the primary contact for commercial tenants: opening/closing, construction works, permits, and daily operations. Track requests, complaints, and SLAs for service delivery. Coordinate tenant deliveries/returns and internal regulation compliance. Vendor Management Coordinate and supervise outsourced services (security, cleaning, landscaping, pest control, valet, etc.). Verify contractual performance against service logs and performance reports. Validate purchase orders, service evidence, and requisitions. Administration and Control Budgetary control of OPEX/CAPEX in coordination with Accounting/Treasury. Review and validate invoices and supporting documents for payment (PO, evidence, deliverables). Prepare operational reports: foot traffic, incidents, consumption, energy/water usage, maintenance, weekly and monthly KPIs. **Requirements Education:** Bachelor’s degree in Administration, Engineering, Architecture, or related field (preferred). Experience: 2–4 years as Property Manager / Facility Manager / Real Estate Administrator. Knowledge: Basic technical property operations (services, maintenance plans, logs); vendor and contract management; PO/OC control and service validation; fundamentals of budgeting, OPEX/CAPEX, and document control. **Tools:** Intermediate Excel (tables, filters, tracking) Competencies: Service orientation and problem-solving, organization and follow-up, assertive communication with tenants and vendors, negotiation and conflict resolution, working under pressure and prioritization Why CBRE?
