**Job Overview:**
Responsible for comprehensive administration, preventive/corrective maintenance, and security of common areas, ensuring high service and functionality standards. Leads work teams, manages vendors, controls budgets, collects maintenance fees, and ensures compliance with internal regulations.
**Job Requirements:**
1\. Proven experience in similar positions.
2\. Availability to work on weekends.
3\. Excellent personal presentation.
4\. Bachelor's degree in Industrial Maintenance Engineering, Operations Management, or a related field.
**Key Responsibilities:**
1\. Ensure proper operation and preservation of all condominium areas through supervision of maintenance, security, and cleaning.
2\. Be familiar with the condominium’s internal regulations.
3\. Comply with established security and conduct protocols within the condominium.
4\. Conduct regular inspections to ensure compliance with safety standards.
5\. Plan process strategies to implement prescribed steps, activities, and tasks aligned with achieving the condominium’s objectives.
6\. Plan and organize annual corrective maintenance.
7\. Plan and supervise condominium renovations and construction projects.
8\. Responsible for collecting regular and extraordinary maintenance fees, fines, and other charges from co-owners.
9\. Identify ways to reduce operational and spare parts costs for the condominium.
10\. Manage relationships with contractors and service providers.
11\. Maintain records of budgets, expenses, and activities carried out for proper tower maintenance.
12\. Prepare logbooks documenting corrective maintenance activities.
13\. Develop procurement projects for products, tools, and services.
14\. Prepare weekly, monthly, and annual reports for submission to the administrator.
15\. Effectively manage human resources to maximize utilization and thereby optimize productivity, achieving efficiency and effectiveness.

Salary: $20,000.00 \- $30,000.00 per month
