**Arrenda1 is seeking a Financial Coordinator in Balcones Coloniales \- Querétaro, Querétaro** ---------------------------------------------------------------------------------------- **Arrenda1** is looking for a **Finance \& Funding Analyst** with 3\+ years of experience in pure leasing, structured funding, and portfolio financial analysis. This role serves as the operational extension of the Head of Finance: it masters the business’s technical topics, leads analyses, coordinates personnel, and ensures the integrity of financial, accounting, and funding processes. * ### **Credit Analysis, Origination, and Committee** * Serve as the responsible party for credit analysis of all leads arriving at Arrenda1: from file receipt through presentation to the Credit Committee. * Execute the full analysis process according to internal methodology: verification of Hard Rules, construction of the Consolidated Score (Components A, B, C, and D), calculation of DSCR and FCF, and preparation of the Credit Memo with an explicit recommendation. * Apply and master the four sources of the Score: financial statement analysis (30%), Ekatena/tax data (25%), bank account statements (25%), and credit history from Círculo de Crédito (20%). * Accurately calculate key financial ratios: current liquidity, debt-to-equity, net margin, debt coverage (EBITDA/debt service), and asset turnover. Apply green/yellow/red traffic-light indicators per metric. * Build financial cash flow models: FCO, FCFF, and FCFE—using the appropriate method based on available information (formal financial statements, bank proxy, or tax data). Analyze bank account statements in depth: Deposit/Withdrawal ratio, DSCR, average balance (* 3x rent), cash volatility, flow concentration, and linear regression of projected balances. * Interpret Ekatena reports: proxy operating margin, CFDI cancellation rate, customer diversification, seasonality, tax accruals, and detection of simulations. * Identify and document AML alerts per the Arrenda1 Manual v2\.2 and current eligibility criteria. * Manage files in the gray zone: escalate to the HoF, prepare analysis for the Committee, and document Overrides where applicable. * Present cases before the Credit Committee clearly, with sound technical justification and unambiguous, well-founded recommendations. * Ensure auditable traceability in every analysis: every decision must be fully reconstructible from the file. ### **Financial and Portfolio Analysis** * Build and maintain portfolio financial models: vintage, NPL, NIM, loan-to-value, and covenants. * Monitor key portfolio indicators (delinquency, concentration, residual value) and generate executive reports. * Prepare cash flow projections (short- and long-term) and proactively identify liquidity needs. * Prepare ad hoc analyses for decision-making by the HoF, Executive Committee, and funders. * Support the monthly, quarterly, and annual preparation of financial statements in accordance with applicable standards. ### **Funding and Trust Structures** * Master Arrenda1’s funding structure: bank lines, CKDs, administration and guarantee trusts. * Monitor financial covenants and prepare periodic reports required by each funder. * Support structuring of new funding lines: preparation of data rooms, institutional decks, and calculation of spreads/ROIC. * Manage operational relationships with trustees: payment instructions, reconciliation of trust accounts, and progress reporting. * Coordinate with the HoF on funding strategy and support contractual negotiations. ### **Lease File Audit and Internal Control** * Lead periodic audits of lease files: verify documentary integrity, consistency among contract, invoice, and asset, and compliance with origination policies. * Identify gaps in the closing process and propose improvements to the Operational Pact. * Serve as the first-line technical reviewer of Credit Memos prior to their submission to the Committee. * Support external audits: coordinate provision of information to auditors, funders, and regulators. **Desired education level:** Bachelor’s degree or higher \- completed **Desired experience level:** Entry-level **Departmental function:** Accounting / Finance **Industry:** Financial Services **Skills:** * financial analysis * cash flows * pure leasing *This job posting originates from the Talenteca.com job board:* *https://www.talenteca.com/anuncio?j\_id\=6a14d3bf3800002e00c632de\&source\=indeed*
