Main Responsibilities
Tenant Relations: Warm, courteous, and understanding service to promptly resolve incidents; ensuring compliance with internal regulations and civil protection standards; weekly visits to each office’s office manager to verify absence of complaints regarding general cleaning, security, valet, HVAC, or any other service.
Operations Supervision: Security, reception, cleaning, and preventive/corrective maintenance of facilities (HVAC, electricity, plumbing, fire suppression systems, CCTV, etc.); identifying and mitigating risks before they escalate into emergencies disrupting building services.
Coordination: With service subcontractors (cleaning, reception, security, valet\-parking, maintenance, landscaping, pest control, elevators, etc.) and external vendors for major equipment maintenance.
Budget and Procurement Management: Monthly/annual budgets, quotations, purchase requisitions, payment requests (intermediate or advanced Excel proficiency preferred), weekly reports to Central Administration for activity tracking, biweekly on-site supervision by Central Administration to assess progress and goal achievement, and bimonthly electronic tenant surveys on service quality.
Maintenance Program and Logbook: Monthly/annual maintenance reports for machinery and equipment (HVAC, electrical systems, hydro-pneumatic systems, rainwater reuse systems, hydrosanitary installations, emergency power plants, fire suppression systems, smoke detection, CCTV, elevators, pedestrian and vehicular access systems).
Inventory Control: Supplies for restrooms, maintenance materials and tools (resource optimization).
Salary: $18,500\.00 per month
