Management Control and Project Coordination (PM)
**1\. Position Identification**
* **Position Title:** Management Control Coordinator / Construction Project Manager.
* **Department:** Technical Directorate / Project Management Office.
* **Strategic Objective:** Ensure project profitability and legal compliance through technical planning (Project), cost control (Unit Price Analysis - APU), and institutional management with government agencies.
**2\. Academic Background and Certifications**
* **Professional Profile:** Civil Engineering or Architecture (degree holder).
* **Specialized Courses (Mandatory):**
* **Project Management Professional (PMP):** Scope, schedule, and cost management under PMI standards.
* **Cost Engineering:** Certification in **Opus** or **Neodata** for Unit Price (APU) integration.
* **Legal Framework:** Course on the Public Works Law and Related Services (**LOPSRM**).
* **Data Analysis:** Certification in **Dashboards** (Power BI or Advanced Excel for construction KPIs).
* **Design Software:** AutoCAD for plan interpretation and quantity takeoff.
**3\. Main Functions and ResponsibilitiesA. Technical Planning and Scheduling**
* **Schedule Management:** Development and monitoring of construction schedules in **Microsoft Project**, identifying critical paths and deviations.
* **Cost Engineering:** Analysis and updating of **Unit Prices (APU)**, budgets, and item catalogs.
* **Administrative Control:** Oversight of financial execution, asset control, and construction inventory taking.
**B. Institutional Communication and Legal Compliance**
* **Agency Liaison:** Technical drafting of official documents, response to observations, and formal replies to government and oversight entities.
* **Document Control:** Comprehensive management of technical files (contracts, logs, progress estimates, and final settlements).
**C. Business Intelligence (Reporting)**
* **Executive Briefs:** Preparation of high-level informational briefs on the project’s technical\-financial status.
* **Control Dashboards:** Maintenance of indicator dashboards (KPIs) enabling real-time visualization of physical vs. financial progress.
**4\. Additional Requirements**
* **Digital Tools:** Expert proficiency in Microsoft Office suite (especially Excel for payroll and material tracking).
* **Mobility:** Valid driver’s license and full availability to travel to various construction sites.
