The Maintenance Supervisor at Torres Mittah is responsible for preserving, improving, and optimizing the physical condition of the condominium, which comprises two 20-unit towers and two villas. Their primary function is to lead and execute a progressive work plan aimed at significantly elevating the property’s standards—covering both common areas and unit interiors. They serve as the first point of contact for addressing maintenance failures or corrective requests, and are also responsible for planning and executing preventive maintenance across the entire property.
**Responsibilities**
**Improvement and Work Plan**
* Collaborate with the operations team to design an ambitious yet feasible work plan to improve the condominium’s overall condition.
* Prioritize interventions based on visual, functional, and safety impact in common areas (lobby, hallways, pool, gardens, parking).
* Propose and implement improvements to unit finishes and installations (painting, lighting fixtures, accessories, sealing, etc.).
* Record progress and photographic evidence of initial conditions and results for each intervention.
**Preventive and Corrective Maintenance**
* Conduct periodic inspections of electrical, hydraulic, and equipment installations (pumps, water heaters, air conditioning units, etc.).
* Respond to maintenance failures or emergencies reported by the operations team or guests.
* Perform minor masonry repairs, painting, basic plumbing work, and low-complexity electrical repairs.
* Coordinate with external vendors or specialists for tasks exceeding the scope of this position.
* Maintain tools and materials in good condition and properly stored.
**Operations and Administration**
* Keep an updated log of all activities, resolved failures, materials used, and pending items.
* Request necessary materials and supplies in advance for planned work.
* Support unit preparation for occupancy: general functionality checks, cleaning of technical areas, and reporting of anomalies.
* Ensure compliance with safety and hygiene standards in all performed activities.
* Collaborate with guest services to resolve incidents related to the physical condition of facilities.
