We seek a Territory Manager with strategic mindset and solid technical\-commercial skills to lead the business development of Smart Buildings solutions, including building automation, energy efficiency, fire protection systems, technical alarm systems, video surveillance, and access control. This position is responsible for driving growth within the assigned territory by managing key accounts, developing a network of system integrators, and promoting technologies that improve sustainability, comfort, and security in buildings. **Key Responsibilities:** Develop and implement commercial strategies to position a comprehensive Smart Buildings portfolio, including: * Building automation and BMS (Building Management Systems) * HVAC control and energy efficiency solutions * Smart lighting and IoT connectivity * Fire protection systems (detection, alarm, suppression) * Technical and intrusion alarm systems **Electronic security solutions:** * Access control * Video surveillance (CCTV) * Develop and manage a robust network of system integrators, providing technical and commercial support to ensure their performance and loyalty. * Identify business opportunities in key sectors such as commercial buildings, industrial facilities, healthcare, hospitality, education, and residential developments. * Build and maintain long-term relationships with end users, developers, contractors, installers, consultants, and specifiers. * Coordinate preparation of technical\-commercial proposals in collaboration with internal teams (engineering, pre-sales, after-sales). * Manage the full sales cycle — from opportunity identification through to closing and project execution — ensuring achievement of revenue, margin, and customer satisfaction targets. * Monitor market trends, regulations, and competitor activity to proactively identify opportunities and risks. **Requirements:** * Bachelor’s degree in Engineering (Electronics, Electrical, Mechatronics, Automation, Telecommunications) or related field. * 3–5 years of experience in technical sales or business development for Smart Buildings technologies. * Proven experience in at least one of the following areas: * Building automation and BMS * HVAC systems and energy efficiency * Fire protection (detection, alarm, suppression) * Technical/intrusion alarm systems * Access control and video surveillance (CCTV) * Demonstrated experience in channel development and management, especially with system integrators. * Ability to read and interpret technical drawings and specifications, and participate in tender processes. * Proficiency in CRM tools and Microsoft Office. * Intermediate to advanced English (region-dependent — adjust as needed). **Key Competencies:** * Results orientation and strong business acumen. * Self-management and excellent time-organization skills. * Strong communication and negotiation skills. * Customer focus and ability to build lasting professional relationships. * Passion for innovation, sustainability, and intelligent technologies applied to buildings. **Equal Employment Opportunity Statement** Siemens is an equal opportunity employer and affirmative action employer that fosters diversity in the workplace.
