DESCRIPTION ### **Construction Supervisor (Residential – Budget Control)** **Location:** Acapulco, Guerrero **Project duration:** 6 months to 1 year **Project type:** Residential housing development #### **Position Objective** Supervise and control the proper execution of civil works, finishes, and installations in a residential development, ensuring compliance with the budget, construction quality, construction schedule, and safety and environmental regulations. Maintain rigorous control over costs, estimates, progress, and contractors to guarantee the project's economic efficiency. #### **Main Responsibilities** * **Supervision of civil works and finishes**, verifying correct execution according to drawings, specifications, and applicable regulations. * **Budgetary control** of the project: monitoring actual costs vs. approved budget, controlling deviations, and analyzing cost overruns. * **Review and validation of contractor and supplier estimates** prior to payment authorization. * **Physical-financial tracking** of the project, preparing weekly and monthly progress and resource control reports. * **Unit price analysis, work quantification, and volume control** of completed and pending work. * **Supervision of material quality and construction processes**, coordinating laboratory tests and field quality control. * **Planning and scheduling of the construction program**, ensuring adherence to deadlines and established milestones. * **Management and coordination of contractors and subcontractors**, ensuring compliance with technical, economic, and safety requirements. * **Document control** of drawings, changes, work orders, and supervision reports. * **Continuous communication and coordination with site resident engineer, project management, and technical direction**, providing reliable information for decision-making. * **Compliance with local regulations**, particularly those related to construction, safety, and environmental impact in coastal areas (Acapulco). #### **Required Profile** * **Education:** Degree in Civil Engineering, Architecture, or related field. * **Experience:** Minimum 5 years in residential construction supervision, with emphasis on budget control and contractor administration. * **Technical knowledge:** * Budgeting, estimating, and cost control. * Unit price analysis. * Construction scheduling (MS Project, Primavera, or similar). * Construction and safety standards (NOM, Guerrero State Building Regulations). * Review of structural, architectural, and installation drawings. * **Skills:** * Administrative organization and control. * Leadership and effective communication. * Financial and technical analysis capability. * Decision-making and problem-solving on-site. #### **Position Conditions** * **Work mode:** On-site presence required. * **Duration:** Temporary contract for 6 to 12 months, depending on project progress. * **Availability:** Full-time.
