Its business model focuses on developing and consolidating high-impact commercial spaces. ### **Job Objective** Lead the national expansion strategy with a primary focus on **identifying and acquiring properties** for new business units. This role will be critical in identifying strategic locations, coordinating complex purchase negotiations, and ensuring growth projects align with the organization’s financial and commercial objectives. ### **Key Responsibilities** * **Design and execution of expansion plan:** Identify growth opportunities in new geographic areas aligned with the company’s commercial strategy. * **Property acquisition:** Source and evaluate commercial land and properties—both large and small—with priority given to purchase over lease transactions. * **High-level negotiation:** Negotiate directly with property owners, brokers, and government entities to secure favorable purchase agreements. Proven experience in complex real estate negotiations is essential. * **Institutional relations:** Coordinate and maintain relationships with local and state authorities to ensure regulatory compliance and expedite permitting processes. * **Market research:** Analyze trends, profitability, and feasibility of each new location using market data and business indicators. * **Project evaluation:** Oversee expected profitability of each expansion project, validating costs, location, and commercial potential. * **Proposal presentation:** Prepare technical briefs, executive presentations, and reports for approval of new projects. * **Cross-functional coordination:** Collaborate closely with Architecture, Operations, Finance, and Legal teams to ensure efficient execution of new developments. ### **Required Profile** * **Education:** Bachelor’s degree in Business Administration, Architecture, Finance, Engineering, Law, or related field. Master’s degree preferred. * **Experience:** Minimum 5 years leading expansion or real estate development projects, with specific experience in **commercial or corporate property acquisition**. * **Key knowledge:** + Financial evaluation of properties. + Urban regulations and development permitting procedures. + Profitability and return-on-investment analysis. * **Competencies:** + Advanced negotiation and strategic thinking. + Commercial acumen and results orientation. + Ability to work under pressure and lead multidisciplinary projects. + Excellent communication and influencing skills.
