Preparation and analysis of consolidated financial statements for management. Coordinate, supervise, and validate accounting and tax information generated both internally and by external firms, ensuring regulatory compliance and the financial health of real estate projects. Main Responsibilities * **External Liaison and Coordination:** * **Manage relationships with external accounting firms, establishing information delivery schedules.** * **Validate financial statements and tax returns prepared by third parties prior to official submission.** * **Ensure external firms receive all required supporting documentation (invoices, contracts, account statements) timely and accurately.** * **Real Estate and Project Management:** * **Maintain project-based accounting, distinguishing construction costs, operating expenses (OPEX), and capital expenditures (CAPEX).** * **Supervise cash flow to ensure the viability of ongoing real estate developments.** * **Manage recording of property purchase, sale, and rental transactions.** * **Compliance and Reporting:** * **Prepare and analyze consolidated financial statements for senior management.** * **Ensure compliance with tax regulations specific to the construction and real estate sectors.** * **Perform bank and intercompany account reconciliations.** Candidate Profile * **Education:** Bachelor’s degree in Public Accounting (professional license mandatory). * **Experience:** Minimum 5–7 years in similar roles, preferably within the real estate or construction industry. * **Technical Knowledge:** * **Proficiency in accounting software (e.g., COI, Enkontrol, SAP Business One).** * **Specialization in tax planning and construction-related regulations.** * **Ability to conduct financial feasibility analysis of projects.** Critical Competencies * **Leadership and Negotiation:** To lead both internal staff and external consultants. * **Attention to Detail:** Essential for auditing external records. * **Effective Communication:** Ability to translate complex accounting data into strategic reports for management.
