Operational and administrative management of technical staff HVAC SPECIALIST Required Requirements: * Education: Technical degree / engineering degree / incomplete degree * Training: Electromechanical technician, electronics technician, electrical technician * Schedule availability / domicile: 60 minutes from site * Minimum required experience: 3 years in this position * Preferred: 5 years in similar positions. Job Mission: * Supervise maintenance of equipment and facilities at assigned sites; ensure equipment operates correctly and safely * Investigate, evaluate, and recommend equipment, tools, materials, and procedures to improve operational effectiveness and efficiency * Ensure implementation and maintenance of safe and sustainable maintenance procedures, techniques, and practices * Manage human resources within the scope of activities carried out at assigned sites * Perform preventive maintenance (PM) and corrective maintenance (CM) activities * Guarantee HVAC equipment operation * Participate in fault diagnosis, calculation, installation, and execution of projects Operational: * Participate in planning, design, and execution processes of projects and installations; ensure technicians’ activities comply with SLAs and KPIs. * Guarantee use of digital platforms for activity tracking and findings reporting; or provide technicians with necessary facilities to carry out activities (tools, materials, vehicles) * Administrative: Train all assigned personnel on operation and maintenance procedures according to service scope: HVAC; or review and detail technicians’ field reports to request quotations; or coordinate with procurement to guarantee acquisition of appropriate maintenance parts Control: * Read control and programming diagrams (pressure switches, motors, starters, Finder devices, protection devices, power electronics, capacitors, transformers, thermostats, solenoid valves, actuators, temperature sensors, PLCs); or maintain and program frequency inverters; or read electrical and control symbols; or implement RETROFIT activities * Power: Calculate electrical wiring and protections; or monitor operating parameters (amperage, voltage, resistance); or verify phase sequence during PM and CM; or perform power device testing (thermography, megger, continuity); or inspect and re-torque electrical connections; or install electric motors * Mechanical: Verify motor rotation direction and phase sequence during PM and CM; or perform alignment, belt tensioning, and pulley adjustments during PM and CM; or handle, operate, and maintain compressors (digital scroll, screw, semi-hermetic); or handle, operate, and maintain condensers and evaporators; or handle, operate, and maintain VRF units, inverter chillers, mini-splits, UMAS, cassette units, fan & coil units; or measure operating parameters (pressure gauges, vacuum gauge, vacuum pump); or handle, operate, and maintain chilled and hot water pumps; or handle, operate, and maintain motors of varying capacities * Visual Improvement: Install fasteners and covers on HVAC equipment; or identify and label HVAC equipment, piping, and components; or repair enclosures (painting and sheet metal work); or paint electrical conduit, water piping, and equipment bases * Hydraulic: Verify operation of hydropneumatic equipment (pressure switches, timers, actuators); or verify pumps, motors, and piping in water pumping systems; or validate operation of electronic level sensors in tanks and cisterns * Corrective Maintenance: Detect and repair faults in chilled water and direct expansion systems; or replace electromechanical components: fan motors, belts, motors, pulleys, contactors, pumps, etc.; or replace electrical components: circuits, knife switches, fuses, thermal-magnetic breakers, wiring, protection coordination settings; or replace compressors; or install HVAC equipment; or charge refrigerant gas; or recover refrigerant gas; or purge circuits with nitrogen and apply vacuum; or perform oxy-fuel welding; or implement RETROFIT activities during corrective maintenance. * 5. Main Responsibilities – List the primary activities/responsibilities for this position. * Operational: Conduct regular facility inspections to identify issues and required maintenance; or supervise daily field technician operations; or provide technical expertise to resolve contingencies; or develop short-, medium-, and long-term maintenance programs; or perform operation and maintenance procedures according to service scope: * HVAC: Ensure all equipment is properly maintained and repaired by assigned personnel * Guarantee all work is executed per established schedules and budgets; or assist technicians in equipment and machinery repairs; or inspect equipment and machinery and identify potential problems; or ensure building systems, equipment, and facilities are safe (guards, outlets, anchoring points, ladders, etc.) Administrative: * Complete assigned tasks by scheduled deadlines based on forecasted workloads * Proper use of assigned tools and vehicles; or validate completed activities on platform per work order schedule; or ensure and report that building systems, equipment, and facilities are safe (guards, outlets, anchoring points, ladders, etc.); or control, report incidents, and maintain assigned personnel payroll records; or maintain inventory control of tools assigned to crews * Communication: Identify and communicate to supervisor risks associated with equipment operation (via chat or phone call); or respond to / make emergency calls (operational or safety-related) * Reporting: Initiate, execute, and close assigned work orders on digital platform * Guarantee: ▪ SLA (execution times) * Attach client-signed and stamped report evidence * Photographic evidence of services (before, during, after) * Equipment operating parameters required in the work order; or submit physical documentation to supervisor/planner (legible, clean, without erasures or alterations); or submit daily attendance report (clock-in and clock-out) * Work Tools: Manage proper use and care of company-assigned tools ▪ Guarantee: * Physical condition and quantity tool inspection jointly with HSE team (monthly); know types of tools required for different activities * Report physical anomalies of tools (if not meeting standards, deliver to supervisor) * If assigned a vehicle and/or mobile device, strictly adhere to usage policies Sustainability: * Properly manage waste generated from work orders ▪ Guarantee: * Transport, delivery, and disposal of waste in designated containers at assigned locations ▪ Image: Maintain corporate image toward clients Guarantee: * Wear complete, clean uniform daily, free of tears or alterations ▪ Present oneself for work clean, with short, combed hair; if wearing beard, keep it trimmed * Submit requests for uniform replacement or due to physical deterioration 6. Control Responsibilities – Define between 3 and 5 outcome variables to be monitored through management of this role. * Review percentage of compliance (findings, self-managed actions, WOs, PPMs, checklists) on maintenance platform * Validate SLAs for initiation, execution, validation, and closure of scheduled activities on digital platform * Perform the established number of effective visits to carry out scheduled work Employment Type: Full-time Salary: $25,000.00 - $28,000.00 per month Benefits: * Savings fund * Life insurance * Grocery vouchers Work Location: On-site employment
