The complex comprises several high-rise towers, creating a family-oriented and exclusive environment for its residents. **Responsibilities** ● Manage all matters related to the Homeowners' Association and the condominium (insurance, administrative procedures with CFE, CONAGUA, government authorities, and Civil Protection protocols—including follow-up and implementation). ● Represent co-owners and execute resolutions approved at general assemblies. ● Ensure compliance with rules established in the condominium and Association bylaws. ● Address complaints raised by co-owners regarding operations, facilities, and general services. ● Mediate, review, and analyze disputes among co-owners to reach mutually agreed-upon solutions. ● Maintain positive and productive relationships with co-owners and staff. ● Administer income and expenses, and periodically report on financial performance. ● Develop and manage annual budgets—forecasting requirements and analyzing variations, data, and operational needs. ● Verify collection of established fees, accounts receivable, and manage operational expenses through the accounting department. ● Inspect and verify maintenance programs to ensure compliance with standards. ● Supervise personnel and evaluate their performance. ● Negotiate contracts with contractors and suppliers promptly and reliably. ● Oversee payroll, utility payments, and payments to service providers essential for property conservation, operation, and administration. ● Safeguard and monitor condominium assets and common services. ● Maintain and preserve logs and all documentation related to condominium administration. ● Follow up on and address insurance matters, administrative procedures (CFE, CONAGUA, government agencies, etc.), and Civil Protection protocols (follow-up and implementation). **Requirements** ● Proven work experience as a condominium administrator. ● Strong, demonstrable leadership over administrative and operational staff. ● In-depth knowledge of condominium administration and its financial aspects. ● Thorough understanding of all laws and regulations governing condominium management. ● Excellent interpersonal skills with strong communication and presentation abilities. ● Highly organized, with outstanding time-management capabilities. ● Sound judgment for decision-making. ● Attitude of respect, commitment, loyalty, and responsibility. ● Leadership ability, service orientation, patience, tolerance, and ethical principles. ● Availability to work outside regular hours in case of emergencies. ● University degree in a related field. ● Proficiency in MS Office and relevant software and database systems.
