Position Summary: Support financial evaluation, planning, and control of real estate projects and assets, contributing to portfolio profitability and strategic decision-making. Key Highlights: 1. Preparation of investment portfolios and reports for investors **Opening: Junior Financial Analyst** Eligible Candidates: **Bachelor's degree in Finance, Economics, Business Administration, Accounting, or related field**. 2 years of experience in finance and/or real estate analysis, banking, or funds. **Objective:** Support the financial evaluation, planning, and control of real estate projects and assets through financial analysis, market studies, operational monitoring, and information structuring for investors, thereby contributing to portfolio profitability and strategic decision-making for the fund. **Main Responsibilities** *Financial evaluation and projects* * Preparation of financial models for real estate projects (cash flows, IRR, NPV, scenarios). * Evaluation of financial viability for developments and acquisitions. * Participation in due diligence for land or real estate assets (financial, commercial, and risk analysis). * Support in project budgeting and cost control. *Real estate market analysis* * Conduct market studies: * Supply, demand, and comparables. * Price benchmarking and absorption rates. * Sector trends and strategic locations. *Operational monitoring of assets* * Track income and expenses of operating assets (e.g., hospitality or other real estate assets). * Analyze profitability and financial performance. * Identify variances and propose improvement measures. *Investors and funds* * Prepare investment portfolios for investors. * Prepare periodic financial reports. * Support analysis of real estate portfolio performance. Requirements: * Intermediate-to-advanced Excel. * Power BI * Analytical ability, organizational skills, and attention to detail.
