




Position Summary: Coordinate and supervise the operations team to ensure optimal performance of common areas, facilities, and equipment through preventive and corrective maintenance. Resolution of failures in critical systems. **Objective:** Coordinate and supervise the operations team to guarantee that common areas (equipment, facilities, assets) operate under optimal conditions through proper control of preventive and corrective maintenance activities. Ensure the functionality of hydraulic, electrical, and sanitary installations; wastewater treatment plant (WWTP); elevator system; water pumping system; and irrigation systems. Optimize material and financial resources to ensure owner and resident satisfaction. **Requirements:** · Working Hours: Monday to Friday, 9:00 a.m. to 5:00 p.m.; Saturday, 9:00 a.m. to 2:00 p.m. · Education: Electrical, mechanical, civil, or industrial engineering. · University Degree: Engineering/Bachelor's degree. · Driver’s license and personal vehicle. **General Responsibilities** · Develop, implement, and supervise maintenance programs and preventive/corrective work plans. · Coordinate internal work teams and service providers. · Manage and coordinate service providers. · Supervise the completion and compliance of technical logbooks. · Inventory control: spare parts, equipment, furniture, and tools. · Supervise common areas, facilities, and equipment to ensure they remain in good condition. · Prepare informative reports on infrastructure status, consumables usage, and operational compliance for management. · Diagnose and ensure resolution of failures in critical systems (electrical, hydraulic, sanitary, elevators, HVAC, pumping, swimming pools, landscaping, and others) to minimize impact on users. · Manage budgets, quotations, and procurement related to maintenance. · Resolve pending operational issues in the condominium’s common areas. · Attend follow-up meetings with the resident property manager to report operational progress and propose infrastructure improvements. **Knowledge Requirements:** * Wastewater Treatment Plant (WWTP). * Elevator system. * Constant-pressure water pumping equipment. * Irrigation system. * Low-voltage power and electrical panels. * Reading and interpretation of process/electronic/hydraulic/sanitary/voice-and-data blueprints. * Warehouse and cost control. * Basic electronic components, voice and data systems. * Medium-voltage power. **Experience in:** * Implementation, coordination, supervision, and execution of preventive and corrective maintenance plans and programs. * Problem solving. * Team coordination. * Operational and maintenance activities in residential homes, condominiums, and/or commercial centers, covering electricity, plumbing, air conditioning, pumping systems, irrigation systems, working at heights, and elevator systems. * Operation of Wastewater Treatment Plants (WWTP). * Supervision of common areas, facilities, and equipment. * Management and coordination of service providers. * Inventory control: spare parts, equipment, furniture, and tools. * Logbook control. * Preparation of informative reports. **Skills** · Planning. · Coordination. · Organization. · Performance oriented toward efficiency, quality, and results. · Leadership. · Teamwork. · Communication skills. · Basic Office software proficiency. · Good spelling. · Professional appearance. **Common Failures That May Occur in the Condominium:** · Failure in water supply pump systems—pumps do not start or fail to generate correct pressure. · Elevators not functioning. · Wastewater treatment plant emitting foul odors, blowers not operating, control panel shutting down, or overheating of any component. · Swimming pools showing mold growth or recirculation pumps failing. · Irrigation system failure. · Access gates not functioning. · Moisture on ceiling panels. · Air conditioning units no longer cooling. · Lighting systems not turning on. **Appropriate Attitudes for the Position:** **Proactive Attitude:** Taking initiative, anticipating problems, and acting to drive change.
