




Position: Subdivision Administrator Job Summary We are seeking a responsible Subdivision Administrator to oversee the operational, administrative, and financial management of the subdivision, ensuring proper functioning of common areas, compliance with internal regulations, and appropriate service to co-owners. ⸻ Responsibilities * Manage and supervise the subdivision’s common areas. * Coordinate and supervise maintenance staff, security personnel, and external service providers. * Prepare and monitor the annual budget. * Collect and manage maintenance fees. * Handle financial statements and reports of income and expenses. * Enforce and implement the internal regulations. * Receive, address, and follow up on resident complaints, requests, and needs. * Organize and participate in co-owners’ assemblies. * Manage service contracts (cleaning, landscaping, security, etc.). * Report incidents and propose improvements for the subdivision. ⸻ Requirements * Minimum education: Completed high school diploma (a bachelor’s degree in administration, accounting, or related field is preferred). * Basic knowledge of accounting and budget management. * Interpersonal skills and ability to resolve conflicts. * Organizational skills, responsibility, and integrity. * Basic computer skills (Excel, email). * Flexible availability. ⸻ Desirable Skills * Effective communication. * Leadership and decision-making. * Negotiation ability. * Ability to work under pressure. * Service orientation. ⸻ We Offer * $15,000 net pesos * Timely payment * Statutory benefits ⸻ Schedule Monday to Saturday Job Type: Full-time, Probationary Period Contract Duration: 4 months Salary: Starting at $15,000.00 per month Work Location: On-site employment
