




Job Summary: This position ensures daily field operations, service continuity, and timely execution of investments, maintenance, and projects in common areas, coordinating staff and vendors. On-site leadership and problem-solving with a results-oriented approach. **Purpose of the Position** Ensure **daily field operations**, **service continuity**, and **timely execution** of investments, maintenance, and projects in common areas, coordinating staff and vendors. The role aims to **relieve the Administrator**, enhancing supervision, control, and operational efficiency. Reports to: Administrator and Legal Representative (Management). **Key Responsibilities** * Supervise field operations of common areas: roadways, lighting, sumps/pumping stations, booster pumps, irrigation, cleaning, signage, internal mobility, etc. * Lead and monitor the **maintenance program** (preventive, corrective, and predictive) and ensure closures with documented evidence. * Coordinate and supervise **vendors and contractors**: scopes, schedules, quality, worksite safety, and deliverables. * Manage operational incidents: classification (critical/high/medium/low), prioritization, solution plan, and communication. * Execute and monitor approved operational and investment projects (security, mobility, infrastructure, construction). * Implement controls: logs, checklists, reports, KPIs, and “lessons learned”. * Prepare weekly/monthly reports for Management: operational status, KPIs, risks, progress vs. plan, and expenditures vs. budget. * Coordinate with Security, Maintenance, Systems, CSAU, Administration, and Condominium Resident Services for integrated operations. **Requirements** * Bachelor’s degree or Engineering degree (Civil, Industrial, Mechanical, Electrical, Electromechanical, Architecture, or related field). * Proven experience in infrastructure operations/maintenance (ideal: condominiums, residential developments, resorts, shopping centers, industry, or facilities). * Experience coordinating operational staff and multiple vendors. * Practical knowledge of: preventive/corrective maintenance, industrial safety, work quality control, budgets, estimates/scopes. * Proficiency with control tools: Excel/Google Sheets; experience with CMMS or management platforms (Monday, Asana, etc.) is preferred. * Valid driver’s license and availability for field work. * Must reside in Cancún, Q. Roo. **Competencies** * On-site leadership and clear, firm communication. * Documental order and discipline (evidence, logs, reports). * Results orientation and problem-solving ability. * Prioritization under pressure (simultaneous incidents). * Vendor negotiation and scope control. * Zero tolerance for improvisation. **Working Conditions** * 100% on-site (field \+ office). * Availability to handle operational emergencies (on-call shifts/rotations as required by operations).
