Maintenance Operator

**Position Purpose** Ensure that assigned villas are maintained in optimal conditions to provide guests with a high-quality and comfortable experience. Identify, resolve, and supervise technical and general maintenance issues to guarantee the proper functioning of all facilities and equipment. **Requirements** **Education**: * Completed secondary school (minimum). * Technical training in electricity, plumbing, or general maintenance (desirable). **Experience**: * Minimum of 2 years in property, villa, and hospitality maintenance. **Technical Skills**: * Knowledge of electrical systems, plumbing, hydraulic equipment, and appliances. * Responsible use and handling of maintenance tools and chemicals. * Basic knowledge of Wi\-Fi and technological systems. **Working Conditions** * **Schedule**: 8:00 a.m. to 4:00 p.m. or 10:00 a.m. to 6:00 p.m., Monday through Sunday, with one floating day off according to operational needs. * **Uniform**: Mandatory use of clean and appropriate uniform; personal hygiene must be maintained. * **Vacations**: Must be requested at least one month in advance and adjusted according to operational needs. * **Rest Days**: Not applicable during peak seasons; will be recovered afterward. **Main Responsibilities** **General Activities**: * Maintain villas in optimal condition, including internal and external areas. * Report consumption and status of utilities such as gas, potable water, and wastewater. * Ensure the proper operation of electrical appliances, household appliances, lighting systems, and hydraulic equipment. * Perform painting, exterior cleaning, preventive, and corrective maintenance tasks. * Communicate to PM specific maintenance needs in the villas. * Manage and supervise local suppliers when specialized work is required. * Administer tools, resources, and operation times; report any damage or loss of equipment. * Generate graphical and descriptive reports showing before and after each task. **Arrival Activities**: * Inspect the operation of TVs, lights, air conditioners, appliances, and water systems. * Check and prepare areas such as pools, gardens, terraces, and kitchen equipment. * Detect and report damages or special needs. **Preventive and Corrective Maintenance**: * Carry out tasks according to the established schedule, prioritizing urgent repairs. * Perform major work during low season. **Lost and Found Policy**: * Report all forgotten items according to the protocol. **Communication and Trust Policy**: * Promote open communication with the team and report any situation or concern to the PM for resolution. **Performance Indicators** * Completion of daily assigned and express task lists. * Timely and complete reporting of completed activities. * Guest satisfaction regarding the condition of the villas. * Proper handling of assigned tools and resources. ***"The activities listed above are not limited and may include other related tasks as required, provided they fall within the nature and scope of the position."***
