Position Summary: We are seeking an Engineer or Architect with experience in administrative and financial construction control to ensure project profitability and efficient operational support. Responsibility for controlling all project costs * We are a real estate company specializing in residential construction and sales in San Vicente, Bahía de Banderas Municipality, Nayarit. Due to expansion, we require professional staff to strengthen our administrative construction control function. * Owners of the Paraiso Vallarta and Aliara brands. * **RESPONSIBILITIES AND SKILLS** * **Engineer or Architect for Administrative Construction Control** * Gender: Unspecified * Engineer or Architect specialized in Construction Management and Cost Control. * Minimum 10 years of verifiable experience in construction companies. * Minimum 5 years of verifiable experience in Construction Control or Financial Control. * Adherence to established processes. * Strong sense of responsibility, as this role oversees all project costs. * **Local candidates preferred (Bahía de Banderas, Nayarit and Puerto Vallarta).** **Position Objective:** To plan, direct, and control financial resources, ensuring achievement of projected project profitability and providing efficient administrative support to company operations, including objective and continuous communication with Operations Management. This position requires full mastery of the area; the incumbent must be technically capable of reconciling costs with contractors and suppliers—thus experience is essential. As an intermediate management role, the incumbent will supervise personnel or have personnel reporting directly to them. **Main Activities:** * Administration (annual budgeting, construction costs, change orders—additions and deductions—cash flow control, accounts payable, authorization of payments to suppliers and contractors, analysis of company project profitability through key performance indicator reports). * Construction cost control (supervision of procurement processes for materials, equipment, and services; negotiation with suppliers and subcontractors; project budgeting). **Tasks and Responsibilities:** * Preparation of Requests for Proposals (RFPs), coordination and review of construction tenders/bids. * Proficiency in construction procedures. * Administration and control of construction information—preferably with prior experience at a project management firm. * Preparation of reports for management. * Review and approval of progress estimates. * Execution and follow-up of material requisitions. * Contractual control—from advances and progress estimates, to progress tracking, payments, amortizations, retentions, etc. * Preparation of supplier and contractor payment schedules; invoice review and submission for payment. * Project budgetary control and budget change orders. * Monitoring of project financial and physical progress, and timely identification of deviations. * Implementation of financial indicators. * Coordination of development and tracking of baseline and parametric budgets to prepare Investment Projects. * Preparation of quarterly expenditure forecasts or Rolling Forecasts. **Required Skills** · ERP system proficiency (Enkontrol, Neodata, Infotools, etc.) — mandatory. · Advanced proficiency in Opus or Neodata Cost and Budgeting modules — mandatory. · Advanced Excel proficiency — mandatory. · Proficiency in Microsoft Project or S-curve development. **We Offer:** * Salary between MXN $30,000 and MXN $35,000, commensurate with experience and skills. * Statutory benefits. * Career growth plans. * Training programs. * Uniforms. * Working hours: Monday to Saturday.
