* Ensure proper functioning of equipment and their operating parameters. * Supervise the operation of the machine room. * Take readings of utilities (electricity, water, and gas) as well as equipment operation. * Follow up on corrective maintenance tasks. * Apply preventive maintenance programs. * Verify progress of the preventive maintenance program. * Read logs from air conditioning and refrigeration equipment. * Ensure that pH, chlorine, and water hardness levels are appropriate. * If a swimming pool is present, take pH and chlorine measurements from the pool. * Verify that the utility savings program is properly implemented by coordinating the on/off schedules of electromechanical equipment and lighting. * Maintain equipment according to the operating parameters specified in the corresponding equipment manual. * Daily verification that equipment operates correctly and safely. * Coordinate with various departments to take equipment out of service when necessary for maintenance and obtain signed approval and authorization for service work. * Ensure emergency power plants are functional. * Visually verify that battery chargers are operating properly. * Balance lighting and power circuits according to blueprints and load tables. * Respond to urgent reports.
