This position will be responsible for leading the identification, analysis, negotiation, and closing of land acquisition opportunities for vertical residential developments in CDMX, ensuring viable, profitable operations aligned with the company’s growth strategy. We seek a technically and commercially skilled professional with proven experience in real estate development, capable of evaluating regulatory and financial feasibility, negotiating directly with property owners, and overseeing end-to-end land acquisition processes. This vacancy is NOT intended for profiles focused exclusively on construction, site supervision, or project management. **Responsibilities** ===================== * Identify and evaluate parcels with potential for vertical real estate development in CDMX. * Analyze regulatory, technical, and financial feasibility of properties. * Conduct land use, zoning, and buildable potential analyses. * Prepare and review financial models and real estate feasibility analyses. * Interpret architectural drawings and design parameters. * Oversee end-to-end land acquisition processes. * Negotiate directly with property owners, brokers, and other involved parties. * Coordinate legal due diligence, registry reviews, and notarial procedures. * Participate in acquisition structures such as: + purchase and sale, + contribution, + exchange, + co-investment, + trust agreements. * Present analyses, proposals, and progress updates to Executive Management. * Lead and supervise the new projects team. * Ensure seamless internal handover post-closing to Legal, Architecture, and Finance departments. **Essential Requirements** ============================= * Bachelor’s degree in Architecture or Civil Engineering (degree required). * Minimum 5 years of experience in senior or managerial roles within real estate development firms. * Proven experience in land acquisition and closing for vertical real estate development in CDMX. * Direct participation in the closing of at least 10 parcels in CDMX. * Experience overseeing end-to-end land purchase processes. * Solid knowledge of: + CDMX urban regulations, + land use, + zoning, + density requirements, + buildable potential, + General Urban Planning Regulations, + real estate feasibility and viability. * Experience preparing financial models and profitability analyses. * Strong negotiation skills with property owners, brokers, and strategic stakeholders. * Experience leading teams. * Experience working directly with legal departments, notaries, and registry processes. **Technical Knowledge** ========================== * Basic financial modeling: + IRR, + NPV, + sensitivity analysis, + investment cash flows. * Reading and interpretation of architectural drawings. * Real estate viability analysis. * Knowledge of legal structures and mechanisms for land acquisition. * Proficiency in: + AutoCAD, + Microsoft Office suite, + Photoshop. **Desired Profile** ================== * Highly analytical and strategic mindset. * Strong negotiation and closing capabilities. * Real estate and financial acumen. * High level of organization and follow-up capacity. * Leadership and decision-making skills. * Flexible schedule availability. **We Offer** ============= * Base salary of $30,000 MXN per month plus commission scheme. * Statutory benefits. * Option for indefinite-term employment contract. * Professional development within the group. * Gym membership discount. * Performance-based salary increases. **Work Schedule and Location** ============================= * Monday to Friday, 8:00 a.m. to 6:00 p.m. * Flexible schedule availability is mandatory. * On-site work mode. * Work location: Corporate Office, CDMX. **Important Note** ============== Please apply only if you have hands-on experience in land acquisition for vertical real estate development.
