




Job Summary: Coordinate and supervise work teams to ensure optimal operation of common areas, facilities, and critical systems through maintenance. Key Highlights: 1. Objective: Coordinate and supervise your work team to ensure that common areas (equipment, facilities, assets) operate under optimal conditions through proper control of preventive and corrective maintenance activities, including landscaping and cleaning. Ensure the proper functioning of hydraulic, electrical, and sanitary installations; wastewater treatment plant (WWTP); water pumping system; and irrigation systems. Optimize material and financial resources to ensure owner and resident satisfaction. **Requirements:** · Working Hours: Monday to Friday, 9:00 a.m. to 5:00 p.m.; Saturday, 9:00 a.m. to 2:00 p.m. · Education: Electrical, mechanical, civil, or industrial engineering. · University Degree: Engineering/Bachelor’s degree. · Driver’s license and personal automobile or motorcycle. **General Responsibilities** · Develop, implement, and supervise maintenance programs and preventive and corrective work plans. · Coordinate internal work teams and service providers. · Attend to and coordinate service providers. · Supervise the completion and compliance of technical logbooks. · Inventory control: spare parts, equipment, furniture, and tools. · Supervise common areas, facilities, and equipment to ensure they remain in good condition. · Prepare informative reports on infrastructure status, consumables usage, and operational KPI compliance for management. · Diagnose and ensure resolution of failures in critical systems (electrical, hydraulic, sanitary, HVAC, pumping, swimming pools, landscaping, etc.) to minimize impact on users. · Manage budgets, quotations, and purchases related to maintenance. · Resolve outstanding operational issues in the condominium’s common areas. · Attend follow-up meetings with the resident property manager to report operational progress and propose infrastructure improvements. **Knowledge Requirements:** · Wastewater Treatment Plant (WWTP). · Constant-pressure pumping equipment. · Irrigation system. · Low-voltage electricity and electrical panels. · Reading and interpretation of process/electronic/hydraulic/sanitary/voice-and-data blueprints. · Warehouse and cost control. · Basic electronic components, voice and data systems. · Medium-voltage electricity. **Experience Required in:** · Implementation, coordination, supervision, and execution of preventive and corrective maintenance plans and programs. · Problem solving. · Coordination of work teams. · Operational and maintenance fields in residential homes and condominiums, specifically in electricity, plumbing, air conditioning, pumping systems, irrigation systems, and high-altitude work. · Operation of Wastewater Treatment Plants (WWTP). · Supervision of common areas, facilities, and equipment. · Attendance to and coordination of service providers. · Inventory control: spare parts, equipment, furniture, and tools. · Logbook control. · Preparation of informative reports. · Maintenance area and personnel management. **Skills:** · Planning. · Coordination. · Organization. · Performance oriented toward efficiency, quality, and results. · Leadership. · Teamwork. · Communication skills. · Proficiency in basic Microsoft Office software. · Strong spelling and grammar. · Professional appearance. **Common Failures That May Occur in the Condominium:** · Failure in water supply pump systems: pumps fail to start or generate insufficient pressure. · WWTP emitting foul odors; blowers failing to operate; control panel shutting down; overheating of any component. · Mold growth in swimming pools; failure of recirculation pumps. · Failure of the irrigation system. · Malfunctioning access gates. · Moisture accumulation on ceilings. · Air conditioning units failing to cool. · Lighting systems failing to turn on. **Appropriate Attitudes for This Position:** · Proactive attitude: Taking initiative, anticipating problems, and acting to drive change.
