Position: TRANSACTION MANAGER, LICENSES, PERMITS, CIVIL WORKS, MUNICIPAL, STATE, FEDERAL Responsibilities: \- Managing procedures related to real estate and construction matters before government agencies (construction permits and licenses, feasibility studies, urban development at municipal, state, and federal levels, etc.), as well as service providers such as SAPAL and CFE. \- Execute management processes, plan, and design execution plans for area activities. \- Knowledge in urban development and construction permit areas. \- Maintain relationships with all processing departments across various government agencies. \- Knowledge of procedures at federal, state, and municipal levels. \- Processing licenses and permits for construction and operation before governmental authorities (SAPAL, CFE, IMPLAN, Civil Protection, Municipalities, States, CONAGUA). \- Obtain municipal permits: Commercial construction permits, corresponding licenses for warehouses, storage facilities, commercial premises. \- Release of guarantees. \- Management of projects before CFE and contracting lighting services. \- Management of projects before SADM: feasibility assessments, project requests, agreements, service delivery, guarantee payments, requests for guarantee refunds. Preparation of necessary documents (minutes, contracts, letters). \- Review files, draft agreements, handle paperwork, and follow up until requested permits are granted. \- Authorization procedures for sales and sales registration before the cadastral office. \- Maintain a logbook with delivery dates according to scheduled timelines with agencies and record any incidents that occur. \- Payments made and pending to be generated. \- Strong negotiation skills regarding processing times, procedures, and tracking of land use licenses and/or permits, real estate regimes, subdivisions, re-parceling, construction, expansions, demolitions, etc., required for real estate projects. \- Analysis of guidelines, coordination of related studies and documents. \- Assist in assembling files and technical folders. \- Administrative tasks related to the position.
