Maintenance Manager

Ensure the proper functioning of the property, preservation of equipment and facilities, optimize resources, and manage energy used in the hotel. Ensure efficient and continuous use of all hotel equipment. Direct preventive and corrective maintenance programs. Control records and logs of area equipment. Plan and coordinate with other departments the implementation of the Marina Kare Preventive Maintenance Program for their areas. Organize and maintain custody of operation manuals and parts catalogs for each individual equipment housed in the property, as well as building blueprints. Request written warranties for equipment purchases and major work, keeping a copy in the office and the original with the Administrative Management. Coordinate with the Executive Committee the rational and efficient use of energy consumed in hotel operations. Ensure having adequate and necessary personnel for proper handling of equipment and facilities according to the hotel's requirements. Develop training and development programs for department staff. Distribute personnel efficiently to operate 24 hours a day, 365 days a year. Define the staffing guide and departmental organizational chart appropriate to the hotel's facilities. Participate with the Executive Committee in coordinating necessary actions during emergencies to safeguard the property and its equipment, and ensure guest and employee safety. Form the fire brigade with personnel from all hotel departments. Coordinate with the Executive Committee to comply with safety measures according to the Risk and Emergency Manual and regulations established by relevant authorities. Prevent accident risks in coordination with the Joint Safety and Hygiene Commission. Ensure perfect operation of fire protection systems and equipment against effects of fire, smoke, flames, heat, and toxic gases; ensuring compliance with current regulations. Coordinate fire brigade meetings and fire drills. Coordinate improvements made to the property and hotel equipment. Supervise and receive expansion, remodeling, and improvement projects. Coordinate property remodeling work. Coordinate with the Executive Committee timely execution, quantity, and quality of capital expenditures. Supervise and control the operational performance of the department. Comply with government regulations. Participate in corporate advisory sessions, identify opportunity areas, and be responsible for improving maintenance-related results. Quantify and control department material resources. Ensure availability of correct quantities, materials, and products required for department operations, as well as proper inventory rotation. Manage a work order response system. Coordinate with procurement to select best suppliers regarding timeliness and quality. Maintain control and management of tools. Select suppliers, negotiate, and follow up on external maintenance contracts. Maintain maximum and minimum material levels. Control custody of master keys within the area and key coding for locks, as well as production of office and room keys. Comply with legal requirements from agencies such as CFE and fire department. Manage expenses and budget for the area. Prepare reports for the area. Participate in meetings and requests from the Operations Committee. Analyze and control department expenses. Participate in resolving opportunity areas identified by internal and external guests and implement corrective actions. Update job descriptions within the department. Conduct periodic meetings with staff and update Risk and Emergency brigades. Conduct quarterly fire drills with relevant authorities. Conduct annual fire drills involving the fire department and local Civil Protection Secretariat. Hold monthly meetings with staff, ensuring proper minutes are recorded. Attend continuous improvement groups and meetings. -Requirements- Minimum Education: Higher education - Bachelor's degree. 5 years of experience.
