Job Summary: Responsible for the operation, maintenance, and services of Common Areas, supervising project implementation and handling requests. Key Responsibilities: 1. Lead the operation and maintenance of common areas and facilities. 2. Supervise security, mobility, and community projects. 3. Coordinate the execution of maintenance and repair works. **Objective**: Responsible for the operation, maintenance, and services within and related to Common Areas. Additionally, the Operations Manager is responsible for on-site supervision of the proper implementation of security, mobility, and community projects approved by the Assembly; addressing requests from condominium and sub-condominium administrations regarding the operation, maintenance, and services within and related to Common Areas; ensuring compliance with the Regulations and resolutions adopted by the Assembly, as well as concessions. **Specific Job Duties:** ● Ensure and monitor appropriate maintenance of condominium areas and facilities, common services, and execution of projects and investments approved by the Assembly. Supervise performance and resolve queries from personnel in charge of maintenance and operations departments. ● Ensure uninterrupted operation of general facilities and services of the Master Condominium. ● Identify and schedule maintenance and conservation needs for the Common Areas of the Master Condominium. Assist the administrator in developing necessary conservation projects. ● Coordinate execution of required maintenance and repair works on Common Areas and on Public or Private Utility Facilities benefiting all Condominium Owners. Assist the administrator in developing major maintenance projects and adaptations of areas, facilities, structures, equipment, etc., within Common Areas. ● Assist the administrator in supervising the implementation of the Master Condominium’s multi-year security, mobility, and community plan. ● Participate in preparing the operational budget. ● Submit and deliver monthly reports on operational status, maintenance activities, and investments. ● Act as the operational representative of the Master Condominium before condominiums and sub-condominiums on all matters related to Common Areas and the Master Condominium. ● Coordinate expenditures and resources to ensure that areas, facilities, and common services of the Master Condominium remain in excellent operating condition. Report any deficiencies to the administrator. ● Coordinate and confirm compliance with any contracts required for such purposes. ● Assist in developing the administration’s annual operational reports to the Condominium Assembly. ● Assist in developing operational procedure manuals. ● Evaluate and implement management and operational supervision tools. ● Assist in developing operations manuals. Requirements: Applicants with prior experience in similar coordination roles. **Education Level:** Bachelor’s degree in Business Administration, Civil Engineering, Industrial Engineering, or related fields. **Knowledge and Experience Specialization:** Condominium property management or facility management. Demonstrable experience in vendor management, operational budgeting, and customer service. **Technical Knowledge:** * Condominium property legislation and regulations. * Preventive and corrective maintenance management. * Budget management. * Industrial safety and civil protection protocols. * Conflict resolution and community mediation. * Proficiency in Microsoft Office.
