**About the role:**
The Disclosure Analyst / Loan Risk Analyst will process rate lock and change\-of\-circumstance updates, issue Conditional Approvals and initial disclosure packages (including for down payment assistance programs), and maintain accurate HMDA reporting. This position requires close coordination with branches and cross\-functional teams to meet turnaround standards (SLAs), as well as daily management of email communications to ensure timely responses, follow\-up, and workflow efficiency.
**Key Responsibilities:**
* Review and confirm loan file data, including Loan Application, Good Faith Estimate, Truth\-In\-Lending and/or TRID, itemized fees and any applicable addendums.
* Review and confirm revised loan data for rate locks/change of circumstances.
* Complete the sending of rate locks/change of circumstances through pipelines.
* Complete the sending of Conditional Approvals.
* Work through disposition pipelines to stay within SLA’S.
* Oversee daily email communications, including monitoring inbox activity, prioritizing messages, and ensuring timely responses and follow\-up.
* Send initial disclosure packages for downpayment assistance programs
* Complete HMDA reporting
* Communicate with branches and other departments as needed to complete requests with SLA’S.
**Requirements:**
* Able to work \& thrive in a team environment.
* Proficient in Microsoft Outlook, Excel, etc.
* Excellent written and oral communication skills.
* Analytical with good attention to detail.
* Good judgment and the ability to work independently.
* Ability to multitask, work well under time constraints and within deadlines.
* Must have current working knowledge of applicable federal regulations, including knowledge of the RESPA Reg X, TILA\-Reg Z, TRID and other regulations related to mortgage disclosures.
* 1\-2 years’ experience in residential mortgage lending.
