The Facilities and Maintenance Manager will establish and measure the effectiveness of facility performance, through KPIs established for the department. This includes analyzing and providing system\-level solutions for the infrastructure of facilities, for the continuous improvement and growth of the business. Principal Responsibilities:* Manage preventive and predictive maintenance of equipment, machinery and facilities (TPM). * Implementation of dashboard tools to improve efficiency and performance of equipment, machinery, and maintenance. * Coordination and monitoring of purchase, transfer, updating of equipment and machinery of all areas of the plant. * Coordinate and negotiate projects with external suppliers and contractors ensuring high quality and comply with contract obligations. * Identify and implement a certification program for all critical equipment in the plant. * Manage installation adhesion to LEED requirements. * Determine training for professional growth of your team. * Determine the capacity and talent required for the fulfillment of the activities related to the department. * Intermediary between Spellman and Leasing Agencies. * Determine the Annual budget of everything related to Facilities. * Involvement with the Multiple Business Insurance. * Comply with the Health, Safety and Environment Policy, following the procedures and work instructions applicable to his/her activities for the participation in the established Objectives and Goals. * Follow up on the legal requirements listed in the FMI\-122 Compliance Check\-List. This role is critical in ensuring full compliance with **USMCA, IMMEX, Annex 24, OEA**, and other Mexican customs regulations.
