




**Job Summary** The Facilities Manager is responsible for supervising, maintaining, and ensuring the proper operation of all areas within the residential and office complex. This role combines security monitoring, preventive and corrective maintenance, and prompt response to incidents reported by residents and users. The Facilities Manager ensures that all spaces remain in optimal condition regarding safety, cleanliness, and operational functionality. **Key Responsibilities** 1. **Security Monitoring** * Conduct periodic patrols across all areas of the complex to identify risks, damages, or irregular situations. * Control access for external personnel, vendors, and visitors, ensuring compliance with internal regulations. * Immediately report incidents, acts of vandalism, or critical failures to management. **2. General Maintenance** * Carry out basic tasks in **plumbing**, **electrical work**, **painting**, **masonry**, and **carpentry**, as required by the complex. * Perform preventive maintenance on equipment and facilities (e.g., water pumps, lighting fixtures, electrical panels, doors, locks, etc.). * Respond to reports of malfunctions or defects in common areas and, where applicable, in residential units or offices. **3. Facilities Management** * Supervise appropriate use of common areas (parking lots, gardens, hallways, mechanical rooms, etc.). * Monitor the operation of basic systems: lighting, water supply, ventilation, hydraulic pumps, and minor electrical equipment. * Inspect tools, materials, and equipment to ensure their safekeeping and proper functioning. **4. Coordination with Vendors** * Support or supervise work performed by external vendors (electricians, plumbers, pest control technicians, gardeners, etc.). * Inform management about requirements for hiring, spare parts, or specialized services. **5. Resident and User Support** * Provide courteous and efficient assistance to residents, tenants, and office staff regarding inquiries or maintenance reports. * Maintain clear, respectful, and professional communication. **Job Requirements** * Basic or technical education; training in maintenance, electricity, or related fields is desirable. * Prior experience in general maintenance, including skills in plumbing, electrical work, and painting. * Basic knowledge of security and surveillance. * Ability to work independently and solve problems effectively. * Good physical condition and willingness to perform manual labor and conduct site inspections. * Strong interpersonal and communication skills. **Desired Competencies** * Proactivity and sense of responsibility. * Attention to detail. * Honesty and reliability. * Organizational skills and time management. * Ability to prioritize tasks and act under pressure. * Internal and external customer service orientation.
