**Objective:** Maintenance personnel are required for building conservation (masonry, painting, drywall, wall repair, plumbing, welding, carpentry, electricity) to keep facilities in optimal condition, ensuring safety, functionality, and good appearance. This is **NOT** construction. **Tasks to be performed:** · General building maintenance. · Repair of walls, floors, ceilings, and finishes (masonry and drywall). · Painting, patching, and waterproofing work. · Inspection and repair of doors, windows, and locks. · Inspection of installations. · Support in the conservation of electrical, hydraulic, and sanitary installations. · Report or resolve minor failures to prevent major damage. · Corrective and preventive conservation. · Address defects immediately. · Conduct scheduled inspections to anticipate repair needs. · Support in minor adaptations. · Adaptations or adjustments in building areas according to requirements. · Installation or removal of lightweight structures such as drywall. Monday to Saturday, from 7 a.m. to 3 p.m. $6000 biweekly, net. Benefits in accordance with the law. Position type: Full-time, indefinite term. Salary: $12,000.00 per month. Job Description* **AHU Maintenance:** Inspection and maintenance of fans, motors, coils, air extractors, filters, and control systems within the Air Handling Unit. * **Filter and Pressure Inspection:** Monitor and replace air filters to ensure air quality and maintain correct ventilation flow rates, often by measuring pressure drop. * **Damper Adjustment:** Check and adjust motorized or manual dampers (doors) that control the flow of fresh air, return air, and recirculated air. * **Lubrication:** Apply lubricants to bearings and moving components of fans and motors. * **Maintenance:** Carry out **preventive maintenance** programs (inspections, lubrication, adjustments, calibration) to extend equipment lifespan and **corrective maintenance** to repair or replace faulty components.
