These building operations include, but are not limited to, maintenance of HVAC systems, electrical systems, plumbing systems, control systems, and their support equipment. **Key Responsibilities:** * Perform preventive maintenance on HVAC systems, and control systems. * Change filers, lubricate equipment, inspect equipment, and adjust belts and pulleys. * Check and record temperature, pressure, water flow, air flow, and chemical readings. * Respond to tenant service calls. Perform duties required to correct emergency situations such as sewer back\-ups and water infiltration. If in need of assistance, contact Chief Engineer. * Work on special projects as directed. * Patrol mechanical rooms during shift. * May train less experienced engineers as directed. * May work after hours or overtime as requested. * Be able to work nights, weekends, holidays. **Skills and Qualifications:** * Current Massachusetts **2nd class engineer license** required. * Knowledge of high\-rise building HVAC systems and Building management system not required but helpful. * Experience reading and interpreting documents such as safety rules, operating maintenance instructions. * Able to perform duties while working alone. **Physical Demands:** While performing the duties of Engineer I, the employee is regularly required to stand; to walk; to use hands to finger, handle, or feel, reach; to reach with hands and arms. The employee is occasionally to climb or balance and taste or smell. The employee must regularly lift and/or move up to ten (10\) pounds, frequently lift and/or move up to twenty\-five (25\) pounds, and occasionally lift and/or move up to fifty (50\) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, depth perception, and the ability to adjust focus since repairs require acute vision, and painting and/or wire identification require color vision. **Work Environment:** While performing the duties of Engineer, the employee is occasionally exposed to wet and/or humid conditions, moving mechanical parts, building equipment and tools, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock. The noise level in the work environment is usually moderate to loud. Accordingly, the Engineer I must be knowledgeable in safety aspects of any function before performing any task in that area. * All reporting and assignment of duties is based upon the staffing structure of the individual asset as determined by the needs created by the building and its tenants. Certain assets will not require certain positions so reporting may differ. However, as a general rule, the understood hierarchy, as applicable, will govern and is stated as (in descending order) Senior Property Manager, Property Manager, Senior Chief Engineer, Chief Engineer, Assistant Chief Engineer, Engineer III, Engineer II, Engineer I, Maintenance Assistant with the understanding that ultimately all Engineering staff report to the Regional Director of Engineering and Senior Director of Property Management.
