Opportunity for professional growth and development Maintenance Manager (Residential / Condominiums) Are you a technical leader passionate about operational excellence and property management? At TWBA, we are looking for a strategic Maintenance Manager to lead the operations of one of our premier condominiums in CDMX. Purpose of the Position You will be fully accountable for ensuring property value appreciation through efficient resource management, supervision of technical staff, and flawless execution of preventive and corrective maintenance plans. ______________ Your Key Responsibilities: 1. Leadership and Staff Supervision: • Assign, monitor, and evaluate the performance of your technical team. • Ensure strict compliance with safety and hygiene standards. • Train staff on systems, area layouts, and technical skill development. 2. Operational Management and Quality Control: • End-to-end service ticket management: receipt, assignment, and closure. • Conduct daily inspections of common areas to identify improvement opportunities. • Supervise critical repairs: electromechanical, plumbing, electrical, painting, drywall, and landscaping. • 24/7 emergency response (for critical situations outside regular hours). 3. Strategic and Administrative Planning: • Develop and implement the Annual Maintenance Plan and preventive programs. • Track KPIs and prepare management reports (daily, weekly, and monthly). • Optimize material and human resources to meet budgetary targets. 4. Vendor Management: • Request quotations and prepare comparative analysis tables to support decision-making. • Supervise external work and validate deliverables. • Coordinate with Finance for timely vendor payments. ______________ Ideal Candidate Profile: • Experience: Minimum 2 years in similar roles (preferably in condominiums, hotels, or corporate buildings). • Education: Degree in Electromechanical Engineering, Civil Engineering, Architecture, or related technical field (preferred). • Technical Knowledge: In-depth expertise in electrical installations, plumbing and sanitation systems, finishes, pumping equipment, swimming pools, and emergency power plants. • Soft Skills: Team leadership, strong sense of urgency, attention to detail, and excellent client/resident interaction skills. • Availability: Flexible schedule for emergency response. ______________ Work Schedule: • Monday to Friday: 9 AM – 6 PM • Saturday: 9 AM – 2 PM What We Offer: • Salary: $17,000 – $20,000 (based on qualifications) • Statutory benefits: IMSS health insurance, year-end bonus (aguinaldo), vacation time, vacation premium, Sunday premium (if applicable) • Opportunity for professional growth and development. • Excellent working environment.
