The position combines responsibilities in technical and budgetary evaluation, preparation of drawings and technical documentation, follow-up on procedures, and construction supervision, with the goal of ensuring that projects meet the quality standards, regulations, and profitability objectives established by the company. **Position Objectives** * Analyze the technical and commercial feasibility of new projects. * Prepare and review architectural, structural, and construction drawings. * Perform budgets, cost estimates, and construction cost analysis. * Supervise and evaluate the proper execution of assigned projects. * Coordinate and follow up on required procedures with public and private agencies. * Provide technical support during project planning, development, and closure. * Review documentation, drawings, specifications, and costs. * Issue technical reports and recommendations to support decision-making. * Design or update architectural, structural, and installation drawings. * Prepare descriptive reports, technical data sheets, and construction drawings. * Coordinate reviews with external consultants and internal departments. * Prepare unit price analyses, budgets, and schedules. * Evaluate supplier and contractor quotations. * Monitor physical and financial progress of construction. * Prepare and track the list of procedures required for each project. * Manage permits, licenses, assessments, and necessary certifications. * Maintain communication with government agencies and regulatory bodies. * Supervise construction progress and compliance with technical specifications. * Resolve technical issues during project execution. * Provide technical advice to sales, marketing, or planning departments. **Position Relationships** * **Internal:** General Management, Commercial, Administration, Purchasing, Human Resources, and Technical Support departments. * **External:** Clients, contractors, suppliers, government agencies, professional associations, and experts. **Position Requirements** * **Education:** Bachelor's degree in Architecture, Civil Engineering, or related field (certified). * **Experience:** Minimum of 3 years in project evaluation, budgeting, and construction supervision. * **Age:** 25 to 40 years (preferred). * **Gender:** No preference. * **Availability:** Willingness to travel and visit construction sites. **Technical Knowledge** * Preparation and interpretation of architectural and structural drawings. * Building regulations, urban development codes, and procedures with government agencies. * Budgeting, unit price analysis, and construction control. * Specialized software: AutoCAD, Revit, Project, Advanced Excel, Opus or Neodata (desirable). * Knowledge of costs, materials, construction methods, and quality control.
