Problem resolution and constant communication with teams. **Grupo Terranza, S.A. de C.V.** **Construction Superintendent / Coordinator – Bosques de las Luciérnagas Project** The purpose of this position is to plan, organize, coordinate, direct, control, and supervise the construction work, optimizing resources, executing the project on time and as specified, and complying with regulatory, private, and project-specific requirements. **Main Job Responsibilities:** Ensure compliance with the technical and economic scope of the assigned project within the timeframe established by the organization. Receive and review executive project documents delivered by the Projects Department. Inform the Projects Department of any necessary project adjustments based on site conditions. Request budget estimates for project execution according to predetermined costs and timelines. Review and implement the construction schedule with the team, on time and as planned. Collaborate with the Site Administrator in developing the procurement and supply distribution schedule, based on the project’s allocated budget. Define and coordinate construction execution activities through human and material resources. Execute construction work in accordance with applicable regulations and the executive project design. Maintain constant communication with the materials testing laboratory to promptly address any quality issues arising during the process. Monitor and ensure adherence to the construction schedule. Verify existence and validity of construction permits and licenses. Ensure safety in all on-site processes. Supervise project income and expenditures in accordance with the allocated budget. Supervise quality and execution processes carried out by contractors and organizational staff. Resolve on-site issues as they arise. Maintain statistical control of construction progress across all phases. Generate weekly physical and financial progress reports. Receive and validate work performed by both organizational staff and contractors to ensure compliance with established quality standards, warranties, and operation manuals; jointly review with the Site Administrator the costs and materials used. Coordinate with the Operations Director and Permit Manager the handover of completed works to relevant government authorities. Establish efficient controls over administrative processes. Jointly analyze with the Site Administrator the baseline budget versus actual expenditures and identify potential risk areas. Classify and authorize extraordinary expense items. Safeguard, keep clean, and maintain equipment and machinery in orderly condition during the entire period assigned to the project. **Profile:** · Completed degree in Architecture or Civil Engineering. · 10 years of experience in a similar role within urban development and building construction. · Age: 45 years. · Demonstrated ability to supervise, direct, and monitor one’s own responsibilities and those of contractors. · Proactive and dynamic. · No mobility constraints (preferably owning a personal vehicle). · Professional license mandatory. **We Offer:** · Working hours: Monday to Friday, 08:00–18:00 hrs; Saturday, 08:00–13:00 hrs. · Monthly salary: $ 35,000.00 less taxes · Statutory benefits.
