Building Resident position is required 1. Technical and Quality Control * **Supervision of processes:** Verify that works (foundation, structure, finishes) are carried out in compliance with the construction regulations and approved drawings. * **Material control:** Inspect the quality of materials delivered to the site and supervise their proper storage and usage to prevent losses. * **Quality testing:** Coordinate and validate laboratory tests (concrete strength, soil compaction, etc.) 2. Administrative Management * **Maintenance of logs:** Record daily in the **Site Resident Manual** progress, weather-related incidents, work orders, and technical visits. * **Estimates and piecework calculations:** Prepare and review quantity takeoffs, progress estimates, and payment calculations for subcontractors and suppliers. 3. Construction Scheduling and Control * **Schedule monitoring:** Monitor whether works proceed within the stipulated timeframe and implement corrective actions if delays occur. * **Personnel coordination:** Organize daily operational staff activities and coordinate specialized crews (masonry, electrical installations, plumbing).
